Key points
- A foreigner can buy an apartment in Morocco; the purchase goes through a notary and registration with the land registry (conservation foncière).
- Allow about 7% in purchase costs on top of the price (≈ 102,000 MAD for 1.5 million).
- Non-residents who finance in foreign currency can more easily repatriate the proceeds of a resale: keep the transfer records.
- Yield is calculated on the total cost: price, fees, works and furniture.
Every year, many French and Belgian buyers and Moroccans living abroad buy property in Agadir to spend part of the year there and let it the rest of the time. Buying property in Morocco to let is within reach, provided you cost the total accurately and know the steps specific to Morocco.
This guide is for information only. Foreign exchange and financing rules change: have your set-up validated by your bank and your notary.
The steps to buy property in Morocco
- Define the project: short-term, long-term or mixed letting. The choice of neighbourhood follows from it.
- Search and view: check the condition of the building, the co-ownership, the service charges and the rules (some residences restrict tourist lettings).
- Check the land title: a titled property (titre foncier) offers the best legal security.
- Sign a preliminary sale agreement (compromis) at the notary’s, paying a deposit.
- Sign the final deed, pay the balance and the fees, followed by registration with the land registry.
Financing the purchase: foreign currency, loans and repatriation
For a non-resident, how the money arrives in Morocco matters as much as the price. A purchase financed with foreign currency transferred from abroad (or from a convertible dirham account) in principle allows you to repatriate the proceeds of a future resale. Keep the bank certificates for every transfer safe.
- Loans in Morocco: Moroccan banks finance MREs and, under conditions, non-resident foreigners. Several sources report a ceiling raised to 80% of the price for non-residents in the 2026 foreign exchange regulations; in practice the deposit required often remains 20 to 30%.
- Loans in Europe: possible with some banks, often secured against a property in the lender’s country.
- Borrower insurance: check that it covers a claim arising outside Morocco.
The total cost: price + fees + furnishing
On top of the property price come about 7% in purchase costs: 4% registration duties, 1.5% land registry fees, about 1% notary fees plus VAT, and fixed charges. For 1,500,000 MAD, that comes to about 102,000 MAD. The Morocco notary fees calculator breaks down each item, or works out the maximum price your budget allows.
For a furnished let, add furniture, decoration and photos: a well-presented home lets for more and more often. See the furnishing and home staging service in Agadir.
Choosing the right neighbourhood in Agadir
- Founty, Agadir Bay, Marina: strong visitor demand, high purchase prices (14,700 to 20,907 MAD/m²).
- Talborjt, centre: a good compromise for long-term letting.
- Hay Mohammadi: the lowest entry price (9,800 MAD/m²), suited to year-round letting.
- Taghazout: the highest nightly rates (1,297 MAD on average), surf and upmarket demand.

Work out your buy-to-let yield before signing
Gross yield is calculated as follows: annual rent ÷ total cost (price, fees, works, furniture) × 100. Net yield deducts management, cleaning, co-ownership charges, maintenance and tax. Example: an 80 m² apartment in Founty, let short-term at 70% occupancy (an assumption), generates about 179,000 MAD gross per year according to our register. Run the numbers with your own figures in the Airbnb yield calculator for Agadir.
Before letting short-term, also check the legal framework set out in our guide to Airbnb law in Morocco.
