Each Agadir neighbourhood has its own pace, prices and crowd. This guide compares them with figures: sale price per m², average nightly rate and the profile of residents or visitors.

Key points

  • Tourist zone, Marina and Agadir Bay: the most expensive to buy (20,907 MAD/m² according to Agenz), the most in demand with visitors.
  • Founty: recent residences and the beach on foot, 14,700 to 18,641 MAD/m², 753 MAD per night on average.
  • Talborjt and the centre: neighbourhood life, 11,400 to 12,700 MAD/m².
  • Hay Mohammadi: the most affordable (9,800 MAD/m², 417 MAD per night).
  • Taghazout: 1,297 MAD per night on average, the highest rate in our sample.

Agadir was entirely rebuilt after the 1960 earthquake. The result is a city spread along the bay, where the neighbourhoods differ clearly in architecture, prices and residents. To choose among Agadir neighbourhoods, three questions are enough: are you visiting, living here or investing? Do you want the beach within walking distance? What is your budget per m² or per night?

Marina, seafront and Agadir Bay

This is Agadir’s showcase: the marina, the corniche, the restaurants and the residences overlooking the bay. Agadir Bay, more recent, lines up modern buildings a few steps from the beach. For a short stay without a car, it is the most convenient area. For an investor, it is the highest entry price, offset by strong visitor demand all year round.

Founty and Haut Founty

Founty stretches between the beach and the airport road. Gated residences, pools, hotels and golf courses nearby: it is the favourite neighbourhood of families and holiday-let owners. In our sample, a night there rents for 753 MAD on average, and over 1,150 MAD in August. Haut Founty, higher up, is quieter and slightly cheaper per m².

Talborjt and the city centre

Talborjt is the rebuilt historic quarter: market, cafés, shops, the Mohammed V mosque, streets that come alive in the evening. Homes are older and more affordable, with the beach 15 minutes away on foot. It is a good choice for everyday life in Agadir or for a stay on a controlled budget. The centre and the Ville Nouvelle, around Avenue Hassan II, bring together government offices and businesses.

Hay Mohammadi, Dakhla and Hay Salam

These large residential neighbourhoods are home to a good share of Agadir’s population. Apartments are spacious and prices the most affordable: about 9,800 MAD/m² in Hay Mohammadi according to Diour, and 417 MAD per night on average for short-term rentals. Life here revolves around the car, with every shop on hand.

Sonaba, Cité Suisse and Agadir Oufella

Sonaba and the Cité Suisse are areas of villas and small residences, green and quiet, between the centre and Founty. Agadir Oufella, on the kasbah hill, has the finest view over the bay but few homes. See also property management in Sonaba.

Anza, Taghazout and Tamraght

North of the port, the coast changes character: cliffs, surf spots and fishing villages. Anza is being transformed by its new corniche. Taghazout and Tamraght draw surfers, digital nomads and upmarket travellers, especially around Taghazout Bay. It is the most expensive area per night in our sample: 1,297 MAD on average. Our Taghazout and Tamraght guide covers it in detail.

Which Agadir neighbourhood to invest in?

The best neighbourhood is the one where rental income stays high relative to the purchase price. Founty and Agadir Bay combine demand with residences suited to short-term rentals; Talborjt and Hay Mohammadi are better suited to long-term lets. Before deciding, compare Agadir property prices by neighbourhood and work out the yield with the yield calculator.
